A Home Inspection is a visual evaluation of a home from the foundation to the roof to determine its structural and systemic integrity. A basic inspection is a summary of the following areas and systems: Heating, Cooling, Interior Plumbing, Interior Electrical, Roof, Attic, Visible Insulation, Walls, Doors, Ceilings and Floors, Windows, Basement, Foundation, and External Structures.
A home inspection identifies items that may need attention or may require repairs in the future. When buying or selling a home, a properly prepared home inspection assists both buyer and seller in making informed decisions.
Whittington Home Inspections are conducted by a professional with training and experience in all aspects of home structure and system functionality.
Whittington Home Inspections are completely objective and are not influenced by a desire to see you purchase any particular home. You can expect an honest, unbiased and comprehensive analysis of the property accompanied by a detailed, written report. All told, you will be able to make an intelligent decision about the purchase of your home while gaining valuable insight into its condition, maintenance requirements and status of its mechanical systems.
When you find a property you wish to purchase, or when you are agreeing to sell your property, base the obligation to buy the property contingent on the outcome of the professional Home Inspector’s report.
Please note that if our home inspection reveals significant issues or major items in need of repair or replacement, you have the right to terminate the contract at no obligation to you. Alternatively, your Realty Corp agent can negotiate with the seller to lower the purchase price, direct the seller to pay a contractor of your choice to complete repairs or direct the seller to make repairs before closing.
Contact Mr. Rod Whittington at Whittington Home Inspections as soon as you have decided to buy a property, or as soon as you have a buyer for your home. Rod can be reached at (216) 952-8500.
